Wichita Falls Real Estate Report Is Here!

It is here!! The just now published Wichita Falls Annual Real Estate Report is in the marketplace. This terrific, useful data was the brainchild of Ashton who spent countless hours in research of this information. It was made whole by our friend, Patrick Kemp, at Three Leaf Creative. Spring definitely found us this weekend. It was a gorgeous weekend enhanced by the various trees and flowers in bloom. Did you notice the attractive red bud trees, the colorful tulips, the pear trees, etc. Many gardeners are now planting tomato plants, pepper plants, herbs, etc. Water sources are so vital. Please, let’s all continue to pray for rain.

The March real estate market has been solid, not overwhelming. This type of activity seems like it will be predominant in 2014. That is solid, but not great.

My financial planner told me this month that 4 years of college at a state school would cost approximately $178,000 for my daughter in 2029. $475,000 for a private institution!!! How am I going to pay for that????? My plan is to purchase 1 investment property a year for her and have renters pay the mortgage. 15 years from now they will be paid and full and I'll sell 1 per year for her to attend the school of her choice. Current Wichita Falls Real Estate Trends

When the discussion of Real Estate comes up, everyone wants to point the finger a hundred different ways to explain why the market is or is not performing.

In all reality, there are just a few places to look for answers:
- Jobs
- Recent Sales Activity
- Inventory
- Mortgage Availability

Let's look at these on a local level...

Jobs - I attended the Wichita Falls Economic Forum this week, and found that Wichita Falls had actually created quite a few new jobs this year. Those new jobs and, of course, the jobs provided by Sheppard Air Force Base
give me great hope for the rest of 2011. A huge THANK YOU goes to our local business owners and Board of Commerce and Industry to keeping jobs in North Texas.

Recent Sales Activity - We have put a home in contract nearly every day this year, and we are up 40% YTD (last year was our firm's best year ever). The market is moving indeed, but PRICE is calling the shots. Which leads me to...

Inventory - We are at record levels of inventory at all price levels. Some of our market price ranges have over 12 months of inventory. See,

Mortgage Availability - I often hear that it is difficult to get a loan. This puzzles me. My personal stats show that I am qualifying over 90% of the clients that come my way looking to buy. Mortgage rates have never been this low, and we have plenty of happy buyers getting loans. See,

People will always be looking for a new place to sleep, work, recreate, and live...and, people will always be looking to sell places to sleep, work recreate, and live. From now until "doomsday", the business of buying and selling Real Estate will be a significant part of our human experience.

However, this traditional business has taken on many non-traditional practices in the last 10 years. We used to only have the newspaper, now the news is sent to our phones. MLK Day Market Update - Wichita Falls, TX

As you probably know, we have a non-traditional approach to a traditional business. We believe that we are changing the way the industry operates, and its seems as though these tactics are working. Last year, we grew our market share 150% - in what was a very unique market.

The stats came out for the Wichita Falls Real Estate market in 2010 this week. Essentially, the residential sold market was flat as inventory continued to grow. All in all, we are so fortunate to be in the market we have here. Many of our buyers from other states have lost as much as 50% in their home values from where they previously lived. Here we are flat...and I'll take flat!
