Good Monday morning to you!

There's no doubt that after the weekend of texting, email updates, Twitter Feeds, and Facebook post on the S&P downgrade of the United States credit status, you probably have an uneasy feeling this morning. And of course the media will not help ease your uneasiness. Doom and glooms seems to sell better than having the TV anchors singing Louis Armstrong's "What a Wonderful World."

And while I am not a financial planner or a master by any means of the Wall Street markets, I do work with people every day in what is typically their largest financial decision. The last 3 years have been very interesting, no doubt, but we have continued to serve our customers in the buying and selling of the American Dream.

Remember this feeling around 3 years ago. The world was coming to an end, right?

No. We made it. And not only did we make it, our market weathered this storm better than most of America. We never promise our clients appreciation in their Real Estate purchase. We do however promote (not promise) consistency. That seems to be our story in Wichita Falls and Texas. Now that we live in a day and age where volatility is the new norm, I’m glad to live in a market that is consistent.

The Hangover from Summer 2010.

The Market

As we enter these Summer months, there's no doubt things feel different than they did a year ago. Last year we had one of the biggest June's on record - this of course was a byproduct of the 1st Time and Repeat Buyer tax stimulus for home buyers. Washington said, "buy a home - get $8000"....and EVERYBODY took them up on it.

This summer, we've seen available inventory in the 1st Time Home Buyer range grow to record levels. Essentially, the market borrowed buyers from the future last Summer. People that would have purchased in '11 and '12, took advantage of the tax credit, low rates, and made a great decision doing so. Which is why there are so many homes available in the under $100,000 range. The buyers for this Summer, purchased last Summer.

Last Summer's market was not real. We cannot compare last year's stats to this year and ask, "what are we doing wrong?" So please, don't Judge the market by its Government Stimulus Package.

The Opportunity

Average days on market for homes that SOLD in May was 82. Average day on market for homes that RENTED was 52. Rentals entered and left the market 37% faster than did homes that sold. Ashton's Wichita Falls Real Estate Update - May 23, 2011

My financial planner told me this month that 4 years of college at a state school would cost approximately $178,000 for my daughter in 2029. $475,000 for a private institution!!! How am I going to pay for that????? My plan is to purchase 1 investment property a year for her and have renters pay the mortgage. 15 years from now they will be paid and full and I'll sell 1 per year for her to attend the school of her choice. As always, the $110,000 - $140,000 price range was where the most activity was found. You will also notice the investor presence in the under $30,000 range.
