Wichita Falls Real Estate - December 2008

The National Association of REALTORS (NAR) reported a decrease in existing-home sales activity for the month of October. According to the NAR report, existing-home sales fell 3.1 percent to a seasonally adjusted annual rate of 4.98 units, about 1.6 percent below sales levels reported one year ago.

"We have favorable affordability conditions, but we need more than that to give buyers with jobs the confidence they need," says Lawrence Yun, NAR's chief economist. "This is why a housing stimulus is so critical now to encourage more buyers to draw down the inventory and stabilize home prices."

Freddie Mac reported that 30 year fixed-rate mortgages were averaging 6.2 percent nationally, while recent reports from Wall Street have seen mortgage rates decrease even lower in November. "Mortgage interest rates have been moving up and down in a historically low range, with the fixed rate down to 6.04 percent last week," Yun noted.

Total housing inventories were down 0.9 percent for the month of October, marking three consecutive monthly declines since inventory levels peaked in July.

Make Room for the Holidays

The holiday season is upon us, and motivated buyers and sellers have a unique opportunity in today's market. Many home buyers have year-end moving goals, and sellers should do what they can to make their homes visitor-ready for potential buyers!  Here are a few tips to keep in mind this season:Welcome buyers:

  • Create a warm and inviting atmosphere: Tasteful seasonal decorations, scented candles, holiday potpourri, and fresh-baked cookies can heighten the experience.
  • Be flexible:  There are a million and one things to do this season, and sometimes it can be difficult to make room for showings.  By doing what you can to accommodate a buyer's schedule, you increase the odds of selling your home. 
  • Take a walk:  When your home is being shown, go for a drive or a walk. Take yourself, your family, and pets and let the agent and their clients have the freedom they need. An agent can always do their best job of showing your home when you are not underfoot.
  • Act decisively: When you do get an offer on your home, act quickly and decisively. Follow the advice of your agent and separate your emotions from your business side.

So enjoy the holidays, and remember to make a little room in your schedule to work with those motivated buyers. You'll be glad you did!

Denny Bishop - Indiana Basketball Hall of Fame

Bishop going into Indiana Basketball Hall of Fame

Denny Bishop’s unbeaten high school team was inducted into the Indiana Basketball Hall of Fame two years ago.

The Wichitan will go on his own merits this time, as Bishop was one of 14 players in the 2009 induction class released Monday.

Bishop will be honored March 25 in Indianapolis alongside some impressive individuals. Two-time NCAA All-American Steve Alford and current NBA coaches Gregg Popovich (Spurs) and Scott Skiles (Bucks) headline the group.

The Wichita Falls realtor said the esteemed company makes the acheivment even more special.

“I’m overwhelmed with joy and anticipation to be a part of that group,” Bishop said. “As a kid growing up Indiana, it doesn’t get any better than this.”

Bishop was the point guard for unbeaten 1957 state champion South Bend Central, which at the time had only the second perfect season in the state’s history. Any undefeated high school basketball team that wins a state championship is automatically inducted into the Indiana Basketball Hall of Fame.

“It wasn’t only about me, it was about us,” said Bishop, noting that all five South Bend Central starters received major college scholarships. “I had some great teammates.”

After graduating in 1958, Bishop received a scholarship to the University of Houston, where he played four seasons under Guy Lewis. He also went on to officiate NCAA hoops for almost two decades.

Alford is the eighth honoree to be selected in his first year of eligibility. He played for New Castle in high school and later was a member of the 1987 national champion Indiana Hoosiers team.

Popovich, who played college basketball at the Air Force, is one of five men who have coached at least four NBA championship teams.

Skiles, who was an All-American and Big 10 Player of the Year at Michigan State, has a spot in Indiana hoops lore with a 39-point performance in Plymouth’s 75-74 double overtime upset of Gary Roosevelt in the 1982 title game.

Now Bishop will forever be linked with those greats.

“I’m humbled by this,” Bishop said. “I would deem it as the summitt of success in Indiana basketball.”

Ashton Named 2008 WFAR Rising Star

Tonight Ashton was awared by the Wichita Falls Association of Realtors the Rising Star Award for 2008. Ashton has helped over 60 families this year find their new home in Wichita Falls. Ashton is also selected to be on of 12 Realtors in North America to be interviewed in Howard Brinton's Star Systems interview.

It has been a great year thus far, and we're looking for 2009 to be even better.
