The famous UCLA basketball coach, John Wooden, once said - "When opportunity arrives its too late to prepare." I heard that quote this week and it has not left my thoughts. We must plan, we must prepare, and only then can we expect to win and find success. Essentially what he was saying is, success and achievement is not an accident.

Ashton's Weekly Real Estate Update

Remember that if you or someone you know is looking to buy and get the first time Home Buyer's Tax Credit, they need to be in contract by the end of April and close by the end of June.

This also goes for the $6500 Tax Credit for current home owners. Some have asked about details on this issue. They are as follows:

  • The credit is available for homes that go under contract by April 30, 2010 and close by June 30th, 2010.
  • Current homeowners can claim a $6,500 credit as long as the property they are vacating has been their primary residence for at least five consecutive years out of the last eight years.
  • Income limits: $125,000 a year for individuals, $225,000 a year for married couples. (these are higher limits than before)
  • Homes that cost more than $800,000 aren’t eligible for the credit.

    Ashton Attends e-Pro Seminar

    Ashton Gustafson is looking to be Wichita Falls' first e-Pro. A designation given by the National Association of Realtors for those that have the skills and education to serve their clients in the latest forms of technologoy. Marti Pattison - NAR e-Pro Certified Trainer - gave the seminar this morning at the Wichita Falls Association of Realtors office.

    The National Association of REALTORS (NAR) reported in October that existing home sales increased over 5 and a half percent -- a sign of improved housing affordability. The estimated annual volume has been revised upwards from of 4.91 million to 5.18 million units for 2008, representing a 1.4 percent increase over the previous year. The combination of lower prices, higher inventory and low mortgage rates have all contributed to the increase in sales.

    "This is the first time since November 2005 that home sales have been above year-ago levels," said NAR president, Richard Gaylord. "Credit tightened at the end of September, but the improvement demonstrates that buyers who have been on the sidelines want to get into the market to make a long-term investment in their future."

    Freddie Mac is reporting a recent drop in interest rates for the 30-year, conventional, fixed rate mortgage, averaging 6.04 percent in September, down from 6.48 percent in August. Despite the lower rates, speculative investors have not yet returned to the market, according to Lawrence Yun, NAR chief economist. Yun reports, "80 percent of current buyers are purchasing a primary residence, which is a bit higher than historic norms."
